Town commissioners in St. Michaels, Maryland, have turned

Town commissioners in St. Michaels, Maryland, have turned down a second proposal from developers Gary Modjeska and George Valanos of The Midland Companies. The developers originally proposed Miles Point, a 375-unit TND, for the 89-acre site on the edge of the small Chesapeake Bay town. When that was rejected, Modjeska and Valanos filed a plan for a conventional residential community on a 30-acre parcel. Even though this plan was in step with the current zoning, the commission denied approval. The developers have appealed the decision to a Maryland Circuit Court. “[The commissioners] stated that they prefer the TND, but they are not willing to modify their codes to allow it,” Valanos says. “Now the courts must make the decision for them.” He adds that The Midland Companies will only build Miles Point on terms that respect the plan by Duany Plater-Zyberk & Company. “We are not going to do something watered down that is neither here nor there.”
