PrimRose Beach, a planned 75-acre traditional neighborhood development

PrimRose Beach, a planned 75-acre traditional neighborhood development (TND) in Corolla, North Carolina, is similar in its beach location, radial grid pattern of streets and scale of blocks and lots to Seaside, Florida, the first modern-day TND. Scott Shepard, chief financial officer at Seaside for 10 years, heads the development team at PrimRose. Melanie Taylor, who collaborated on the design of Rosewalk, a section of Seaside, designed the master plan and is “creative director.” PrimRose is well on its way to becoming the latest overnight success of the New Urbanism. In just three months, PrimRose was designed, financed to the tune of $45 million, had all 60,000 square feet of its commercial space preleased and 120 out of 240 lots reserved with a refundable deposit. The least expensive lots were priced at $70,000 — and all of these were reserved immediately. PrimRose also will have a 100-room hotel and an undetermined number of townhomes and multifamily units. Although there are similarities to Seaside, PrimRose is different in many respects — notably the inclusion of six or seven story multifamily dwellings in the new development.
