Ordinance, Austin, Texas Optional, adopted 1997. Applies to sites from 40 to 250 acres. TND must have neighborhood center area (NCA) and at least one mixed residential area (MRA). Allocates minimum and maximum land use area percentages for vari- ous building types. Requires an interconnected network of streets and alleys. Block length may not exceed 600’, block width may not exceed 300’. Requires a community meeting hall and a neighborhood store. Not less than 20 percent of TND must be open space. In MRA, the maximum setbacks are between 10 and 15 feet, in NCA, the maximum setback is 5’. Land Use Code, Fort Collins, Colorado Mandatory, adopted 1997 Requires minimum of 5 units/acre in lower density areas and minimum of 12 units/acre in medium density areas. Requires a compact and contiguous development pattern. Projects of more than 30 acres must have at least three different housing types. Large projects must include a neighborhood center The new minimum street width in neighborhoods is 24’, down from 36’. Encourages alleys. Zoning ordinance, Huntersville, North Carolina Mandatory, adopted 1996 Establishes nine separate general zoning districts. Regulates development in neighborood residential districts by building type, no regulations for density or lot size. Apartments and other attached housing may constitute up to 30 per cent of units in major subdivisions. Single-family homes may have one accessory building. Every project must have a “consciously conceived public realm” of streets, greens, parks, or plazas. Parking must be placed behind buildings.
