More than 100 people now reside in Courtside Village, a TND in Santa Rosa, California. Between 30 and 40 percent of the project’s 350 single family homes have been built, and designer Alan Cohen reports that the newly completed alley homes have proved very popular, with 6 units sold in the first week. The alley homes all include granny flats to the rear, range from 2,400 to 2,800 square feet, and sell for over $300,000. Cohen used plans from Homestyles Publishing’s TND Series and reworked them to fit Californian vernacular. “The detailing on the houses is somewhat disappointing,” he says,” but the more important thing is that the streetscapes, street widths, and planning are working well.”
The local council has approved a rezoning that allows for the construction of live-work units, and Cohen has submitted a revised core plan for the project’s mixed-use center which will include 20,000 square feet of retail with 200 apartments above. A school site has been set aside, but the initial plan for a charter school fell through.
