Longleaf, a TND in New Port Richey (near Tampa), Florida, sold 67 homes in the first 11 months, exceeding expectations of 50 homes in year one. Homes include a variety of single houses, townhouses, and stand-alone live/work units. Prices range from $130,000 to $270,000 for houses ranging from 1,400 to 3,000 square feet. Three local production builders are involved in the project. Most houses are clad in stucco; a few feature fiber-cement clapboard siding (vinyl is disallowed). Thirty houses are occupied, and another 30 are under construction. Also being built are a town hall, pool, and community postal building, all of which are sited on the town square. To the developers’ surprise, demand has emerged early for commercial space on the planned mixed-use main street. “We could start on the town center today if we had our ducks in a row — but we’ll probably begin sometime in the next year,” says Frank Starkey of Longleaf Development Company. The first town center building will have 6,000 square feet of ground floor commercial, and 7,000 square feet of second and third floor condominiums. An employer has expressed interest in occupying the workplace district across the main road from the town center, Starkey reports. Progress has been made toward locating an elementary school, preschool, and church in Longleaf, Starkey says, adding “it’s a multifaceted project.”
