King Farm, a 440-acre, 3,200-unit traditional neighborhood development

King Farm, a 440-acre, 3,200-unit traditional neighborhood development (TND) project in Rockville, Maryland, will open its model homes in May, 1998, and the first buyers will be moving in this summer. Like Celebration, Abacoa, and a few other large TNDs, a huge amount of infrastructure is being put in the ground prior to the first sales of homes. The Penrose Group, King Farm’s developer, broke ground in the fall of 1996. A large sales center opened in the fall of 1997. The project includes condominiums, townhomes and single homes from $115,000 to about $450,000. A town center, including a town square with a proposed supermarket, is scheduled to be built in the first phase. Also in the first phase are a community center and a site for an elementary school. The project will include a major office and employment district. A commuter rail stop adjacent to the development should increase demand for housing.
