The City of Philadelphia has signed with Liberty Property Trust to revive the Philadelphia Navy Base over the next two decades, and it looks like the plan is highly influenced by the principles of New Urbanism. Liberty first unveiled a 70-acre office district by Robert A.M. Stern Architects which includes a formal boulevard inspired by La Rambla in Barcelona. The district is directly connected with Broad Street, the city’s main north-south thoroughfare. The district is more urban in design than conventional office parks and includes retail. Residential is proposed as part of a 600-acre phase that is being studied, also by Stern in collaboration with other architects. Currently, there are several obstacles to the residential plans, including extremely loud turbine testing at the still-active base and possible environmental contamination.
