Baldwin Park home sales

Baldwin Park, a large TND in Orlando, recorded 282 new and existing home sales in 2007, down from 448 sales in 2006, according to a recent report in the Orlando Sentinel. The peak year was 2005, when 524 houses were sold. House values have held up well, averaging $531,202 per new unit, up 1 percent from the year before. The development, which the paper describes as one-third to one-half built out, has seen the influx of small medical office buildings recently. Some of them have located in what is called the neighborhood office district, an area of 32 individually owned buildings ranging from 3,000 to 17,000 square feet. Many of them have the outward appearance of houses. Other such businesses have set up in live-work townhouses. More than a dozen medical practices have located in the development, with specialties that include gynecology, orthodontics, pediatrics, dermatology, family dental, chiropractic, counseling, and psychotherapy. They are attracted to the 4,000 to 5,000 residents of Baldwin Park who live within walking distance, the developer says.
