The green building, One Kennedy Square, is a new addition to the Campus Martius area of downtown Detroit. Designed by Neumann Smith & Associates, One Kennedy Square is a 10-story office building that is currently home to Visteon Corp and Ernst & Young. The first floor will be home to two restaurants facing Campus Martius Park. Campus Martius was a military training ground in the late 1700s and the area was later identified as the center of Detroit's street grid system by Judge Woodward in the early 1800s. The new design of the Campus Martius park was done by Rundell Ernstberger Associates and construction was completed in November 2004. Other recent buildings around Campus Martius include the Compuware building.

The Book-Cadillac Hotel is undergoing significant restoration by The Ferchill Group. This historic 33-story hotel opened in 1924 with 1,000 rooms at a cost of $14 million to construct. Placed along Washington Boulevard, the hotel was among many historic buildings on the "Park Avenue" of Detroit. The hotel closed in 1984 for restorations, but failed to reopen. The Ferchill Group is developing a 455-room Westin Hotel with the top eight floors devoted to condos. By November 2006, 50 of the 67 condos had been sold, with prices ranging from $279,500 to $1,375,000.
