"• Garrison Woods represents the redevelopment of a 176- acre (160 gross developable acres) portion of the former Canadian Forces Base Calgary site. This site, formerly used for military housing, has been transformed into a liveable, inner-city community located 10 minutes from Calgary’s downtown. • Garrison Woods contains over 1,600 housing units of various types together with retail, institutional, and open space uses to create a compact, pedestrian-friendly community, based on the principles of smart growth and sustainable development. • Garrison Woods is characterized by many innovative and sustainable initiatives including: • reusing and integrating approximately 400 former military housing units rather than demolishing them and sending them to landfills; • providing a variety of housing types to accommodate people of different ages, needs, and lifestyles; • providing a mix of land uses where access to services from residences is within an easy walk, making the neighbourhood more convenient and safe; • increasing densities over those in surrounding communities that results in a more efficient use of land, infrastructure, and service in this already built-up area of the city; • providing a variety of high quality park spaces and integrating these with the street system to facilitate walkability and reduce reliance on the car; • introducing traffic-calming features to slow traffic and increase pedestrian comfort; and • recognizing the site’s military history by retaining existing street names and incorporating monuments that commemorate World War I battles fought by those stationed in Calgary. • Canada Lands saved hundreds of existing trees by designing around them and relocating them as necessary. • This former brownfield site was remediated to residential standards."
