The redevelopment of the 80-acre (73 gross developable acres) Garrison Green site is currently underway. This site is the second of the three sites that comprise the former Canadian Forces Base Calgary lands being redeveloped by Canada Lands Company. The vision for Garrison Green, like its sister community Garrison Woods, is to create a compact, pedestrian-friendly neighbourhood, based on the principles of smart growth and sustainable development. When complete, Garrison Green will contain 1,000 housing units, representing 13.5 units per acre. There is no retail or office development in Garrison Green given the proximity of the site to existing retail and office development. Garrison Green is characterized by many of our ongoing innovative and sustainable initiatives including: reusing and integrating former military housing units; providing a variety of housing types; increasing densities over those in surrounding communities; providing a variety of park space and integrating those with the street system to facilitate walkability; retaining and integrating the mature trees into the design of the neighbourhood; and recognizing the site’s military history by commemorating Canadian Peacekeepers. Canada Lands has also developed a program for the reclamation and recycling of construction materials. The Garrison Green community contains an affordable/subsidized housing project encompassing 65 single and semi-detached refurbished former military housing units on 6 acres that was developed in a partnership involving Canada Lands Company, the City of Calgary, the Provincial Government, and the Federal Government.
